The Redline Remodeling Project Process
With any given project there are three variables that are always present. The projects schedule, quality, and budget which are all interconnected. If you move one of them then one or both of the other will also need to move. For example if you want the project done with a lower budget then the schedule and/or quality will need to change. Redline Remodeling will work with you to determine the correct balance of schedule, quality, and budget for your particular project.
Proposal
Prior to the beginning of your project Redline Remodeling will present you with a written proposal that lists out all of the items to be completed, an estimated start/finish date, and a price to complete. This price can either be an estimate or a bid.
Estimates
If you elect to receive an estimate then you will be billed for the project cost on a "Time and Material" basis. This will allow you better flexibility to add and subtract items from the project as the project progresses . It will also allow you to more quickly upgrade an item or switch out to a different style. This method is best if you would like to make most decisions about details as the project progresses. It is also suited to situations where there are a lot of unknowns at the beginning of the project.
Bids
If you elect to receive a bid then you will receive a fixed price that is what you will be billed at the end of the project. A fixed bid is suited to projects that are well defined from the start. If you know exactly what you want and you want to know exactly what the price will be to complete than a fixed bid may work for you. There typically will be some exclusions included in a fixed bid such as hidden structural damage. Typically a fixed bid will be a little higher than an estimate as unknowns will need to be accounted for. You can think of the extra cost as an insurance premium that insures you against cost increases.
Contract
Frequently once a proposal is submitted changes to the proposal will be made. Sometimes items are taken off the list to save money. Sometimes items are added when the budget has room for more. Once a final plan is completed a contract with all of the details of the project will be presented to you. Once the contract is signed and a deposit is received the project can begin on the agreed upon date.
Deposit
Before a project starts we require a deposit equal to approximately one third of the estimate or bid. Payment can be made by check, cash, or Visa/MasterCard/Discover.
Project Start
Prior to starting the we will develop a guideline for us to work by. Things such as access to your home, work hours, work days, how changes to contracts happen will be documented so we can make the remodeling process as smooth and disruption free as possible.
Project Completion
Once the project is completed we will go over all of the details of the project to make sure everything has been completed to your satisfaction. Once you have signed off on all of the details of the project we will present you with a final bill for the project.
Payment
Once a project is completed your bill will be due within 10 days of completion of the project. We accept cash and checks as well as Visa/MasterCard/Discover. Please be aware that with large purchases the credit card processing company will likely contact you for approval prior to processing the payment.
